Summary

LeaseMunky is a rental service to both renters and landlords. Operating as a residential leasing company, we are able to stay nimble and cover a wide market area without being tied down to any certain region, such as large management companies are. By providing ONLY leasing services, we are able to devote all staff and marketing dollars towards what we do best: delivering high quality rentals to high quality tenants.

State of the Company

LeaseMunky was started in the summer of 2009 in Los Angeles because of the rampant vacancy occurring in the multifamily market. Our vision is to eventually be nationwide, but our model is of smart growth (and not necessarily fast). We focus on good properties in desirable areas and market to renters with stable backgrounds and solid earning potential.

How is LeaseMunky different?

Our culture is inherently different from the competition by the quality of our inventory: we embrace our unique ability to “turn down business.” We will only list a rental if it meets certain quality standards which we set by unit amenities as well as location desirability. Most other rental services will take anything under the sun as long as the landlord can pay to list it. We prefer to take in less business but retain a higher quality inventory. Our only business is leasing – so all of our focus is on marketing and filling vacancies. All renters are accompanied by a licensed leasing agent on property tours. A strategically engineered follow up process is designed to increase applications and lease signings.

LeaseMunky grew out of renter and landlord frustration with current options:

Frustration 1 (renter): Too Many Vacancies/Scams

Great deals can be found on classified sites such as Craigslist, but half of them are scams and the quality of postings are suspect at times. You say Beverly Hills? But your address is in Compton… The sea of ads are difficult to navigate and compare. You see the same ads posted multiple times with landlords/managers who never return your calls/emails. Result = brain damage.

Frustration 2 (landlord): Where art thou renter?

Many “mon n’ pop” landlords experience difficulty getting their great deals in front of renters. Large rental sites such as FORRENT.COM and APARTMENTGUIDE.COM only work with large (100+ unit) apartment communities. The small private owner gets left out. In the past — these owners were able to survive with just a dinky “for rent” sign pounded in the front yard. As society embraces technology, your perfect renter is not driving the neighborhood he/she wants to live in, but begins the apartment hunt online, or types in a Google search, “apartments in Hollywood.” Result = “For Rent” (x’s many months)

Frustration 3 (renter): How dare you charge me for a rental list!?

Why should I pay for a rental list before I know what’s on the list? What if I don’t find a place that I like? What if all those places are already on Craigslist and I just wasted $60? We’re in a recession, are you kidding me? These were some common responses when renters were asked about rental services that charged the renter up front to access the list. After performing our market research, we felt it was a better model to charge the landlord only after we delivered a renter and signed a lease.
